A letting of an entire fully-furnished office floor in Glasgow is believed to the largest of kind in the city and part of a growing trend towards “let-ready” offices.
The fourth floor at 310 St Vincent Street has been taken by Bill Gosling Outsourcing which is relocating its staff.
Asset manager Eagle Street, the landlord, has fully furnished the space 9,417 sq ft space for the customer experience and business process outsourcing company.
The fully-fitted space provided a critical differentiator for the building in a competitive market and allowed the occupier to essentially ‘walk in’ without the usual capital expenditure or project time required to complete such a substantial office fit-out, according to Scottish property consultant, MC2 together with Savills who together negotiated the deal.
Glasgow occupiers are increasingly opting to take “let-ready” office space as they look to minimise the time and resource they spend on moving and fitting out new premises, according to research from Knight Frank.
It found that around three-quarters of office take-up during the third quarter of 2025 involved fully fitted accommodation.
This speed-to-market and a ‘let-ready’ fit-out were paramount for Bill Gosling’s needs. Martin Roseweir the firm’s SVP, global delivery, said: “The move to 310 St Vincent Street is a strategic step forward, allowing us to consolidate into a high-quality, modern working environment that better reflects our brand and supports our long-term vision.
“This ready-to-go, premium space was the perfect solution, enabling us to transition immediately with zero disruption.
“By optimising our footprint, we are investing in a superior environment for our people, ensuring we continue to attract and retain the city’s top talent.
“Thanks to Mark Allan Property Consultants and Vialex for their support in securing the lease for us.”
Brian McKenna of Eagle Street commented: “Working closely with leading architects G53, along with leasing agents MC2 and Savills, we’ve delivered a striking, fully fitted space with real impact. We’re delighted to welcome Bill Gosling Ltd to the building.
“At the time, there were a considerable number of similar-sized floors available in the market, giving occupiers plenty of choice. Fitting out the fourth floor proved to be a game changer, and upgrading the main entrance to a more contemporary design has further elevated the overall appeal of the building.”
Colin MacKenzie, co-founder of MC2, said: “This demonstrates that quality, thought and understanding of the occupier’s needs will always reap rewards in this congested market.
“This letting justifies the bold strategy adopted by Eagle Street and sets the tone for a possible way forward for other landlords seeking to enhance their letting offer within a city centre building.”
